Buying a home in Johor Bahru does not give you the right to live there. Your stay depends on your passport and the pass you hold. This page sets out the rules for short visits, the long-term passes, and the Singapore rules that matter if you move.在新山买房，并不代表您有权住在那里。能住多久，取决于您的护照和所持的准证。本页说明短期入境规定、长期准证，以及搬过去住时要注意的新加坡规定。

Short visits: Singaporeans短期入境：新加坡人

Singapore’s Ministry of Foreign Affairs (MFA) says Singaporeans do not need a visa to enter Malaysia for up to 30 days. See the MFA travel page.新加坡外交部表示，新加坡人入境马来西亚停留最多30天无需签证。查看外交部旅行页面。

• Your passport must be valid for more than 6 months when you enter.入境时护照有效期须超过6个月。
• Singapore passport holders are exempt from the Malaysia Digital Arrival Card (MDAC) at all entry points.新加坡护照持有人在所有入境点都免填马来西亚数字入境卡（MDAC）。
• If you want to enrol your fingerprints for e-gate clearance, MFA says to submit the MDAC three days before you arrive.如想登记指纹以使用自动通关闸门，外交部建议在抵达前三天提交MDAC。
• The Malaysia Automated Clearance System (MACS) is only available at Johor’s land checkpoints.马来西亚自动通关系统（MACS）只在柔佛陆路关卡提供。

If you live in JB and cross every day住在新山、每天过关

Each entry is a fresh visit, and the officer at the checkpoint decides it. In March 2023, MustShareNews reported that a Singaporean who lived in JB and worked in Singapore said he was turned away on consecutive days and told to “leave a gap” before his next entry. If you plan to live in JB most of the year, look at a long-term pass rather than relying on visit-free entry.如果打算一年大部分时间住在新山，应考虑申请长期准证，而不是依赖免签入境。

MM2H rules per MOTAC: you must stay in Malaysia at least 90 days a year in total (the MM2H website, updated Feb 2026, says this applies to participants under 50; dependants can count for those aged 25 to 49), and you cannot sell the MM2H home for 10 years, except to upgrade to a higher-value home. New MM2H participants in the Silver, Gold and Platinum tiers cannot apply for permanent residency, the tourism minister said in June 2024. Bernama, 15 Jun 2024.旅游部长在2024年6月表示，银级、金级和白金级的新参与者不能申请永久居留。马新社，2024年6月15日。

In Johor, foreigners usually need RM1 million or more for a strata or landed home, with state consent. MM2H holders follow Johor’s RM1 million minimum or their MM2H tier minimum, whichever is higher: RM1 million for Silver and Gold, RM2 million for Platinum. MM2H Silver does not lower the Johor minimum to RM600,000. Forest City’s Special Financial Zone category has its own lower floor: RM500,000 for an apartment and RM1 million for landed. Ask your lawyer to confirm for your unit before you commit.在柔佛，外国人一般须购买100万令吉或以上的分层或有地房产，并须获州政府批准。第二家园持有人须符合柔佛100万令吉的最低价或其第二家园级别的最低购房额，以较高者为准：银级和金级为100万令吉，白金级为200万令吉。银级并不能把柔佛的最低价降到RM60万。森林城市的金融特区类别另有较低门槛：公寓RM50万，有地住宅100万令吉。决定前请律师确认您的单位。

• HDB owners in the MOP: HDB says everyone listed must physically live in the flat during the MOP. Time you don’t live there does not count. See HDB.仍在最低居住期的组屋屋主：建屋局规定所有列名者在最低居住期内须实际住在组屋，没住的时间不计入。查看建屋局说明。

Malaysian tax residence depends on days in Malaysia, not nationality. One test is being in Malaysia 182 days or more in a year. See HASiL.
