RTS Link 新柔捷运（RTS Link）

A 4 km cross-border train between Bukit Chagar station in Johor Bahru and Woodlands North in Singapore. Passengers clear both countries’ immigration at the departure station. Passenger service is expected to start in February 2027 (joint statement, 2 Oct 2026).连接新山武吉查卡（Bukit Chagar）站和新加坡兀兰北（Woodlands North）站的跨境轻轨，全长约 4 公里。乘客在出发站一次办完两国出入境手续，预计 2027 年 2 月开始载客（2026年10月2日联合声明）。

The Johor Bahru end of the RTS Link, in the city centre near JB Sentral. When we say “distance to the RTS” on our site, we mean this station.新柔捷运在新山这一端的车站，位于市中心，靠近新山中央车站（JB Sentral）。本网站说的「到 RTS 的距离」，指的就是到这个站。

Woodlands North 兀兰北（Woodlands North）

The Singapore end of the RTS Link. It connects underground to Woodlands North MRT station on the Thomson-East Coast Line.新柔捷运在新加坡这一端的车站，地下连通汤申—东海岸线（TEL）的兀兰北地铁站。

CIQ / BSI (Bangunan Sultan Iskandar) 关卡 CIQ / 苏丹依斯干达大厦（BSI）

CIQ stands for Customs, Immigration and Quarantine. In JB it usually means Bangunan Sultan Iskandar (BSI), the checkpoint complex at the Causeway, linked to JB Sentral.CIQ 是海关、移民与检疫（Customs, Immigration and Quarantine）的缩写。在新山通常指长堤旁的苏丹依斯干达大厦（BSI）关卡，与新山中央车站相连。

JB Sentral 新山中央车站（JB Sentral）

Johor Bahru’s main transport hub, with KTM train services and buses. It is linked by bridge to the BSI checkpoint.新山主要的交通枢纽，有 KTM 火车和巴士服务，并有天桥连接 BSI 关卡。

Causeway 新柔长堤（Causeway）

The original road and rail link between Johor Bahru city and Woodlands in Singapore. It is the busiest crossing and is often jammed at peak hours.连接新山市区和新加坡兀兰的长堤，有公路和铁路。这是最繁忙的通道，高峰时段经常塞车。

Second Link 第二通道（Second Link）

The bridge from Gelang Patah in Iskandar Puteri to Tuas in western Singapore. Its Malaysian checkpoint is the Sultan Abu Bakar CIQ.从依斯干达公主城的振林山（Gelang Patah）通往新加坡西部大士（Tuas）的跨海大桥。马来西亚这一端的关卡是苏丹阿布峇卡关卡（Sultan Abu Bakar CIQ）。

EDL (Eastern Dispersal Link) 东部疏散大道（EDL）

An expressway of about 8 km that links the end of the North-South Expressway at Pandan to the BSI checkpoint at the Causeway. It is toll-free.全长约 8 公里的大道，从班兰（Pandan）的南北大道终点直通长堤旁的 BSI 关卡。这条大道不收过路费。

Iskandar Puteri / Medini 依斯干达公主城 / 美迪尼（Medini）

Iskandar Puteri is the city in western Johor Bahru near the Second Link. Medini is a planned zone inside it with Legoland, EduCity and Gleneagles Medini nearby.依斯干达公主城是新山西部、靠近第二通道的城市。美迪尼（Medini）是其中的规划区，附近有乐高乐园、教育城（EduCity）和鹰阁美迪尼医院。

Built-up 建筑面积（Built-up）

The floor area of the home, usually in square feet. In Malaysia it normally excludes common areas such as corridors and lifts.房子的室内面积，通常以平方尺计算。在马来西亚一般不包括走廊、电梯等公共区域。

psf (per square foot) 每平方尺（psf）

Price or fee divided by the built-up area. For example, a maintenance fee of RM0.40 psf on an 800 sq ft unit is about RM320 a month.价格或费用除以建筑面积。例如管理费 RM0.40 psf，800 平方尺的单位每月约 RM320。

1+1 / 2+1 1+1 / 2+1 房型

The “+1” is a small extra room, often used as a study, store or small guest room. A 2+1 means two bedrooms plus that extra room.「+1」是一个额外的小房间，常用作书房、储物间或小客房。2+1 就是两间卧室加一个小房间。

Dual-key 双钥匙（Dual-key）

One unit with two front doors that can be split into two separate living spaces, each with its own entrance. Owners often live in one part and rent out the other, or rent both.一个单位有两道大门，可以分成两个独立的居住空间，各有自己的入口。业主常住一边、出租另一边，或两边都出租。

Triple-key 三钥匙（Triple-key）

Like dual-key, but the unit can be split into three separate spaces, each with its own door.和双钥匙类似，但单位可以分成三个独立空间，每个都有自己的门。

Duplex / loft 复式（Duplex / Loft）

A home on two levels connected by an internal staircase. A loft is a smaller version with a mezzanine level.上下两层、由室内楼梯连接的单位。Loft 是较小的版本，多一层夹层。

Serviced apartment 服务式公寓（Serviced apartment）

A high-rise home usually built on land zoned for commercial use. Utility rates, quit rent and some loan or eligibility rules can differ from a residential condominium, so check the title type before you buy.通常建在商业用途土地上的高楼住宅。水电费率、地税，以及部分贷款或购买条件可能和住宅公寓不同，买前要先确认地契类型。

Condominium 公寓（Condominium）

A high-rise home on residential land, with shared facilities such as a pool and gym and 24-hour security.建在住宅用途土地上的高楼住宅，有游泳池、健身房等共享设施和 24 小时保安。

New launch 新盘（New launch）

A project the developer has just started selling, usually before or early in construction. You buy from the developer and pay in stages as the building goes up.发展商刚开始出售的项目，通常还没动工或刚动工。你向发展商购买，按工程进度分期付款。

Under construction 建造中（Under construction）

The building is being built. Completion dates on our pages are the developer’s targets and can move.项目正在建造。我们页面上的完工日期是发展商的目标，可能会有变动。

Completed / VP (vacant possession) 已完工 / 交钥匙（VP）

Vacant possession is when the developer hands you the keys to an empty, finished unit. A completed project is one where this has already happened.交钥匙（VP）是发展商把已完工的空置单位交给买家。已完工项目就是已经交钥匙的项目。

Sub-sale / resale 二手房（Sub-sale / Resale）

Buying a unit from an existing owner instead of from the developer. Prices vary unit by unit, and you usually pay the deposit and balance on a faster schedule.向现有业主购买，而不是向发展商买。每个单位价格不同，订金和尾款的付款时间通常也比较快。

Maintenance fee & sinking fund 管理费和维修基金

A monthly fee for running the building, cleaning, security and facilities, usually charged per square foot. The sinking fund is an extra, usually 10% of the maintenance fee, saved for major repairs.每月缴付的大楼运营、清洁、保安和设施费用，通常按平方尺计算。维修基金是额外的款项，一般是管理费的 10%，存起来做大型维修。

Car park bay 停车位（Car park bay）

A parking space that comes with the unit. Check how many bays your layout includes, as larger units often get two.随单位附送的停车位。要确认你的房型有几个车位，大单位常有两个。

Facility floor / deck 设施层（Facility floor）

The level of the building where shared facilities such as the pool, gym and BBQ area are placed, often on top of the car park podium.大楼里放置游泳池、健身房、烧烤区等共享设施的楼层，通常在停车场裙楼上方。

Show unit / sales gallery 样板房 / 销售展厅

The developer’s sales office with model units fitted out to show the layouts. Show units are often styled with extras that are not part of the standard unit.发展商的销售中心，里面有装修好的样板房展示房型。样板房常有额外装修，不一定包括在标准单位里。
